Buffalo Construction Consultants was selected by McGuire Development Company as the construction manager for the $7 million Vintage Flats adaptive reuse housing project in Buffalo’s historic Black Rock neighborhood. Located near Chandler Street and the Pierce Arrow Lofts, the former Buerk Tool & Machine Corp. tool shop has been transformed into a vibrant residential community featuring 33 boutique one- and two-bedroom apartments, each with a unique footprint and layout, enhancing the project’s authenticity.
Modern amenities for residents include a private fitness center, secure indoor bike storage, a dog washing station, electric vehicle charging stations, in-unit laundry, granite countertops, and stainless steel appliances.
A notable feature of the building’s history is a pedestrian bridge added during a 1965 warehouse expansion. Once inoperable, it has been thoughtfully repurposed into closet space for two apartments. Throughout the development, the design team preserved numerous historic elements, earning the building a place on the State and National Registers of Historic Places. Photos of the original machine shop, sourced from the Buffalo History Museum, are displayed throughout the complex, highlighting the integrity of the building’s historic character.
Completed in fall 2022, Vintage Flats is also part of the New York State Brownfield Cleanup Program and utilized historic tax credits, underscoring its alignment with sustainable redevelopment and historic preservation principles.
