Revamping a City Icon
Purchased by Douglas Jemal of Douglas Development Corp. in 2016, the iconic 40-story Seneca One Tower spans 1.4 million sq. ft. in the heart of Buffalo. This adaptive reuse project transformed the tower into a world-class technology hub, blending apartments, office spaces, and vibrant amenities.
Key project highlights include:
- Conversion of bank vaults into a yoga studio and fitness center.
- Development of a food hall and kitchen.
- Core and shell renovations throughout the tower.
- Construction of a pedestrian bridge.
- Enhancements and additions at the plaza level.
Buffalo Construction Consultants, Inc. collaborated closely with Douglas Development, the City of Buffalo, the design team, and local subcontractors to complete $80 million in work under a fast-track schedule. The scope included tenant preparedness on tower office floors, core upgrades, and notable office build-outs, such as the 43North headquarters on the 24th floor and other fully customized tenant spaces on upper floors.
The revitalization of Seneca One Tower represents a significant milestone in Buffalo’s urban renewal, positioning the site as a cornerstone of innovation and community activity.
